Tenant Find Service

This service is great for an experienced landlord who wishes to handle the management of their property but could use a helping hand with finding a tenant.

 

Price: £350

Advising as to the likely rental income
Advertising and generally marketing the property
Conduct viewings
Liaise with the landlord regarding negotiations, viewing feedback and bookings
Qualifying potential tenants and conducting full references including a credit check, income reference and previous landlord reference. Where necessary, additional security would be requested by means of a guarantor.
Preparing the tenancy agreement and any other necessary legal documentation required
Carrying out the move in process with the new tenant
Obtaining the tenant's first months rent, deduction of the tenant find fee, and paying the landlord the remaining balance.
Supplying tenants with Landlord’s bank details in order for them to set up a standing order and make their deposit payment.

Fully Managed Service

This service is great for a landlord who is looking for a more ‘hands off’ approach to the management of their property. Sit back, relax, and let Sash Lettings handle the daily grind involved with managing your property, whilst still being involved in all decision making.

Price: £350 + 12% monthly rental income

Advising as to the likely rental income
Advertising and generally marketing the property
Conduct viewings
Liaise with the landlord regarding negotiations, viewing feedback and bookings
Qualifying potential tenants and conducting full references including a credit check, income reference and previous landlord reference. Where necessary, additional security would be requested by means of a guarantor.
Preparing the tenancy agreement and any other necessary legal documentation required
Conducting an inventory
Carrying out the move in process with the new tenant
Obtaining the tenant's first months rent and a security deposit from the tenant, dealing with this deposit under the requirements of the chosen deposit protection scheme.
Collection of the rent monthly and paying over to the landlord monthly
Quarterly inspections of the property
Co-ordination of repair or maintenance works
Making payments on behalf of the landlord from rents received for costs in managing the property.
Carrying out a full property inspection and check out at the end of tenancy.
Handling the deposit return (if deposit held with Sash Lettings)
